Veteran Property Tax Exemption — Nevada

Nevada's Disabled Veterans' Exemption is assessed-value based and rating-tiered: $10,000 at 60-79%, $15,000 at 80-99%, $20,000 for total permanent disability. The catch: Nevada assesses at 35% of market value.

Who qualifies
Bona fide Nevada residents (6 months, or NV driver's license/ID) with a permanent service-connected disability, honorably discharged — plus surviving spouses. A separate, smaller veterans exemption ($2,000 base, CPI-adjusted) requires 90 days of qualifying active duty
Benefit
Disabled Veterans' Exemption of $10,000 / $15,000 / $20,000 of assessed value by rating tier (NRS 361.091)
How to apply
Apply with the county assessor (typically by June); each year you choose whether to apply the exemption to real property, a manufactured home, or the vehicle exemption
Watch out
Nevada assesses at 35% of market value, so $20,000 of assessed value is about $57,000 of market value — real money, but not a full exemption; confirm your tier with the assessor

Every one of these programs hinges on a VA service-connected rating. If you have not filed a claim, that is the starting point — a free, VA-accredited VSO (DAV, American Legion, VFW) will file it for you at no cost. A higher rating unlocks not just property-tax relief but healthcare, income benefits, and — for business owners — SDVOSB contracting eligibility.
