Cost Segregation & Bonus Depreciation

Any cost segregation, asset reclassification, or bonus depreciation figure shown by WriteOffOS is a preliminary estimate only. Substantiating these positions generally requires a professionally supported, engineering-based cost segregation study. Bonus depreciation under the One Big Beautiful Bill Act (OBBBA) applies only to qualifying property and depends on placed-in-service dates and other requirements; the building shell itself generally does not qualify the same way shorter-life components do.
